How much does a chimney sweep cost in San Antonio?
Typical national ranges from Fixr (2025) and Angi via Bob Vila (2023) put a chimney sweep at $130–$380, a gas fireplace flue at $85–$250, and a camera inspection at about $50–$75 more. Local companies advertise starting prices from roughly $99 to $195, which usually exclude prefab units, extra flues and repairs. These are estimates; see the cost guide and get written quotes.
How often should a chimney be swept or inspected?
Once a year. CSIA summarizes NFPA 211 as calling for inspection at least once a year for soundness, freedom from deposits and correct clearances, with cleaning, maintenance and repairs done if necessary. The rule applies to unused chimneys too, because animals may nest in the flue or other deterioration may occur. In San Antonio, where the median first freeze is November 28, most people book in October and November.
Can a chimney be swept or repaired in winter?
Yes. Sweeping and inspections happen year-round, and San Antonio winters are mild: NOAA’s 1991–2020 normals show 14.0 nights at or below 32 °F and 0.2 inches of snow a year. Masonry work such as crown repair and tuckpointing depends on temperature and rain, so a company may schedule it around a cold front. Rain can delay roof work for a day.
Does chimney sweeping make a mess, and how long does it take?
A careful sweep leaves little trace. The technician lays drop cloths, seals the opening or runs a HEPA vacuum at the hearth, brushes the flue with rods and removes the debris in sealed containers. A standard sweep with a Level 1 inspection usually takes under an hour; a Level 2 camera inspection takes longer. Ask how cleanup is handled and whether photos come with the report.
Inspections and home sales
What are the different levels of chimney inspection?
NFPA 211 defines three. Level 1 is a visual check of accessible parts, normally included with a sweep. Level 2 adds a camera scan of the flue and accessible attic and crawl-space areas, and is called for on a sale or transfer, a fuel change, a new appliance, or after a malfunction or event. Level 3 opens concealed areas when damage is suspected. Details are on the chimney inspection page.
Does a Texas home inspector check the chimney?
Only partly. Under 22 TAC §535.228(i), a TREC-licensed home inspector reports creosote in accessible areas, the damper, the firebox and fireblocking, but is not required to verify the integrity of the flue, perform a smoke test or determine draft adequacy. A Level 2 chimney inspection is the separate camera scan buyers ask for. It is not a TREC inspection and not a substitute for one.
Do I have to disclose the fireplace when selling a house in Texas?
The TREC Seller’s Disclosure Notice (Form 55-1, 2026) lists “Fireplace(s) & Chimney (Wood burning),” “(Mock),” natural gas lines, gas fixtures, fuel-gas piping and “Previous Fires” among the items a seller answers. Keeping your sweep and inspection reports gives you documented answers. This is general information, not legal advice; the disclosure article has more.
Are chimney sweeps licensed in Texas?
No. Texas has no chimney-sweep, masonry, roofing or general-contractor license; TDLR’s program list includes none. CSIA Certified Chimney Sweep and NFI certification are private credentials you can verify on csia.org and nficertified.org. Also ask for proof of insurance, a written scope with photos and, for repair work inside San Antonio city limits, a City Home Improvement Contractor registration.
Gas fireplaces, caps and animals
Does a gas fireplace or log set need a chimney inspection?
Yes, annually, under the same CSIA summary of NFPA 211. Gas leaves little soot, but the flue, damper, burner and pilot still need a look, and vented log sets in older masonry fireboxes are common in a city where 27.8% of homes heat with utility gas (ACS 2024 5-year). Gas line work is done only by Texas-licensed plumbers; for propane, Railroad Commission-licensed LP-gas companies. Ask who will touch the gas.
Who fixes a gas fireplace in Texas?
It depends on the part. Gas piping is plumbing under Occupations Code §1301.002(7), so gas line work is done only by Texas-licensed plumbers, and inside San Antonio a Plumbing, Gas and Sewer permit applies. Burner and log-set service may fall under TDLR air-conditioning rules; ask whether the company holds a TDLR ACR (TACL) license for that work. The gas fireplace page explains the split.
Are chimney caps necessary, and do I need permission to install one?
A cap keeps rain, leaves and animals out of an idle flue, which matters with 32.38 inches of rain a year and live oaks dropping leaves from late January into March. Caps need no City of San Antonio permit we could find. Exterior work in historic districts needs an OHP Certificate of Appropriateness, and visible caps or shrouds may need HOA approval in Stone Oak, The Dominion, Fair Oaks Ranch, Shavano Park and Timberwood Park; check your covenants.
Do chimney sweeps remove birds and animals?
Raccoons and squirrels can be excluded humanely; ask the company how it handles wildlife, since Texas rules restrict relocation. Chimney swifts are different: they are protected under the Migratory Bird Treaty Act, so an active nest is left alone and the flue is swept and capped after the birds leave, generally late October to February (Texas-wide guidance). Swifts return to Texas from mid-March and roost in September.
Dryer vents, landlords and HOAs
Is dryer vent cleaning worth it, and what does it include?
USFA counted an estimated 2,900 clothes dryer fires a year in U.S. residential buildings (2008–2010), with failure to clean the leading factor at 34 percent and incidence peaking in January at 11 percent. A cleaning clears the duct from the dryer to the wall or roof hood, checks the hood and airflow, and removes any nest. Typical cost is $100–$200, with roof exits $150–$300 (Fixr, 2025). See dryer vent cleaning.
Who pays for chimney repairs in a Texas rental?
Under Property Code §92.052, a landlord must make a diligent effort to repair a condition that materially affects the physical health or safety of an ordinary tenant once properly notified; §92.056(d) presumes seven days is a reasonable time, and §92.0561 limits repair-and-deduct. A blocked flue or faulty gas log set is a plausible example. Check the current statute or ask a tenant-rights attorney. This is general information, not legal advice.
